LTV is a financial term used by lenders to express the ratio of a loan to the appraised value of the property purchased or pledged as collateral. If a property is worth ₹50 Lakhs and the loan is ₹35 Lakhs, the LTV is 70%.
For regular home loans, lenders typically finance up to up to 80% of the property value (higher for lower loan brackets). For commercial properties, plots, or Loans Against Property (LAP), LTV is generally capped between 50% and 65%.
If your requested loan amount yields an LTV that is too high, you can lower it by increasing your down payment (margin money), paying down existing balances, or pledging additional collateral.
